10 Costly Mistakes First Time Buyers Make! 

1. Making an offer without getting prequalified. Working together with a real estate agent and a lender can save you heart ache and headache. Your agent can direct you to a licensed local lender. 

2. Skipping the home inspection. An inspector is an expert at catching those things easily overlooked but costly down the road.  

3. Limiting your search to internet or open houses. These are great places to start but for the complete list of available homes contact your realtor. You might be missing a great opportunity.  

4. Focusing on only one property. Buying a home is a process and compromises will be made but finding the one that meets most of your needs and wants and is priced correctly is the goal.  

5. Buying for the moment. Make sure you are purchasing a home that will meet your needs in the near future. Are you going to expand your family, purchase another vehicle, or add a pet? Think 3-5 years down the road.  

6. Work closely with an insurance agent. Life happens and make sure you have your largest asset protected for the future. 

7. Not purchasing a home warrenty. This is basically a short term policy to protect against those costly repairs during the first year of ownership when you are adjusting to the mortgage and don't need additional expenses. 

8. Choosing a Real Estate agent that is not a partner with you. Make the right choice from the beginning by choosing an agent that has your best interest at heart, communicates often and clearly, and is dedicated to your goals.  

9. What's it going to cost? Find out in the beginning what potential costs are in purchasing a home including closing fees, HOA fees, escrow fees, inspection fees, and earnest money. 

10. Buyer Beware. Your agent can give you information on recent sales activity in a neighborhood as well as basic amenities, but it is up to the buyer to find out about schools, crime statistics, and environmental conditions prior to making an offer. Do your homework so you can be confident that this is the purchase for you!

Pricing a house is one of the most important parts of the marketing process. You want to get as much for the property as you can, but if you set the price too high, you can turn away qualified buyers. Your real estate agent can tell you the selling price of homes comparable to yours. Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.

If your home is overpriced, the marketplace will reflect that to you. When a property fails to sell in a reasonable period of time, you and your real estate agent should have a frank discussion to determine whether too high a price tag is the reason. Your real estate agent will also be getting feedback from other agents who have shown your home.

Remember that price is only one factor. Consider ways you can make the property more attractive to show by handling needed repairs, improving curb appeal or making cosmetic improvements. Improve the condition of your home and you will improve its chances of selling.
